Development Plan
The total project area is approximately 78 acres (31.58 hectares). There are approximately 51 acres (20.65 hectares) of titled property, 9 acres (3.64 hectares) of concession property and 18 acres (7.29 hectares) of nature preserve.
Titled property:
The plan calls for 13 lots for Villas on the ridge with breathtaking views of The Pacific Ocean.
The titled property will also accommodate approximately 350 condominiums.
Concession property:
The southernmost point of the concession property contains 6 building areas that have been proposed as restaurant and condo/hotel sites.
The northernmost point of the concession property has elevations high above the ocean with spectacular views suitable for single dwelling residences. There are 14 areas that are suitable as building sites for villas.
Although there is a master layout of the property and conceptual idea of what could be developed on the entire site, Cala Del Sol’s actual plan and construction permit applications have been limited to the development of three condominium buildings.
The granting of concession property in Costa Rica has been at a standstill for over two years. MINAE has started the process of reviewing a backlog of hundreds of applications that are on file. The process involves an on site visit by MINAE officials to be sure no harm will be done to the forest before granting any concessions. This required visit has been made to Gringo Beach and Cala Del Sol has been approved to continue the concession application process.
